| | | | | 影响房价的区位因素分析 | | | 蒋立红,李庆花 | | | □一个地区房地产的价格是由众多因素交互影响而形成的, 是房地产所在地区的自然、经济、社会、行政等因素综合影响的结果。区位因素对房地产价格影响尤深。但是一直以来,人们对房价的一般因素关注较多,而忽略了区位因素。本文通过实例分析区位因素与房地产价格的关系,以期对房地产商和未来房地产市场的发展有所借鉴。

区位是指一事物与其他事物之间的空间位置关系,可分为自然区位、经济及社会文化区位等。一般来说,房屋因其在城市或地区所处的社会经济文化位置的不同,从而有不同的社会经济文化区位,其在市场上的价格也有明显的差别,并且由于决定区位的条件在发展变化着,房价亦会随区位的变化而改变。可以说,是区位条件决定了房地产的价格水平。房地产因利用方式的不同,分成了不同的种类。房地产种类的不同,影响其价格的主要区位因素也有不同,如商业区主要看重繁华程度、辐射范围,住宅区主要讲求便利舒适,工业区主要重视运输条件等。把握影响房地产价格水平… | | |  推荐 CAJ下载  PDF下载 | | | CAJViewer7.0阅读器支持所有CNKI文件格式，AdobeReader仅支持PDF格式 |
